What is an HMO?
Renting out your property as a House in Multiple Occupation (HMO) in the UK involves specific regulations and considerations. An HMO is a property shared by three or more tenants who are not from the same ‘household,’ such as a family, but share facilities like a kitchen or bathroom.

FAQ
Is the rent guaranteed for the whole property?
Yes, even if tenants move out and there is a vacant room, you will still have a set guaranteed rent every month for the set period of 1-5 years.
Do you charge any fees?
No, we do not charge you management fees. We take the risk if rooms are empty or utility bills are high.
Will I have to speak with tenants?
No, only unless you want to! We are fully insured and will manage all aspects of your HMO.
Who is responsible for the utility bills?
We are. We will pay all the bills regardless of the amount of usage by the tenants.
What if something needs fixing in the property?
We will sort out any maintenance problems so you can relax knowing there will be no more telephone calls at weekend or unsociable hours from tenants. We will manage the works and keep you informed should there be any major works required.
What about general wear and tear?
We need to fill the rooms in the property swiftly which means we will always keep your property in an excellent ‘ready to move in’ condition.
Can I do this myself?
Possibly, but the HMO market is highly competitive, tightly regulated and therefore very time consuming. This often means more and more landlords are struggling to fill rooms in their HMOs.
